Why It Matters

Why Farm Insurance Is Different from Standard Property Insurance

A farm is not a typical piece of property. It is a working operation with barns, grain bins, machine sheds, livestock facilities, fencing, irrigation systems, and hundreds of thousands of dollars in equipment. Standard homeowners or commercial property policies are not designed to cover these assets properly. Farm insurance is built specifically for agricultural operations and addresses the unique risks that farmers face every day.

Farm insurance also covers liability exposures that are unique to agriculture. From injuries involving farm equipment to visitors getting hurt on your property, the liability risks on a farm are real and potentially costly. A comprehensive farm policy bundles property, liability, and specialty coverages into a single program designed for the way farms actually operate.

Coverage Options

Farm Insurance Coverage Available Through Brawner Insurance

Every farm is different. A grain operation in northeast Missouri has different insurance needs than a cattle ranch in Kansas or a diversified row-crop farm in Iowa. Below are the core farm insurance coverages we help agricultural operations evaluate and implement.

Farm buildings insurance
Structures

Farm Buildings and Structures

Farm building coverage protects the physical structures on your property, including barns, machine sheds, grain bins, silos, livestock facilities, and other outbuildings. These structures represent a significant investment and are exposed to fire, wind, lightning, and other perils common in the Midwest.

  • Barns, machine sheds, and outbuildings
  • Grain bins and silos (including stored grain)
  • Livestock confinement facilities
  • Fencing, corrals, and feed bunks
  • Replacement cost or actual cash value options available
Farm equipment machinery insurance
Machinery

Farm Equipment and Machinery

Modern farming requires expensive equipment. Tractors, combines, planters, sprayers, and tillage equipment can easily represent half a million dollars or more on a mid-size operation. Farm equipment coverage protects these essential tools against damage, theft, and breakdown so you can keep your operation running.

  • Tractors, combines, and self-propelled equipment
  • Planters, sprayers, and tillage tools
  • Irrigation systems and pivot equipment
  • Coverage while equipment is in the field, in transit, or stored
  • Equipment breakdown coverage for mechanical and electrical failure
Livestock insurance
Animals

Livestock Coverage

Livestock represents a major investment for many Midwest farms. Livestock coverage within a farm policy protects your animals against death or injury from covered perils such as fire, lightning, wind, and in some cases, disease or accidental causes. This is separate from Livestock Risk Protection (LRP), which covers price risk.

  • Cattle, hogs, sheep, goats, and other farm animals
  • Coverage for death caused by fire, lightning, windstorm, and other named perils
  • Options for blanket or scheduled livestock coverage
  • Complements LRP price protection coverage (available separately through crop insurance)
Farm liability insurance
Protection

Farm Liability Insurance

Farm liability coverage protects you against claims of bodily injury or property damage that occur on your farm or as a result of your farming operations. This includes injuries to visitors, hired workers, delivery drivers, or anyone else who may be on your property. It also covers damage caused by your livestock if they escape your property.

  • Bodily injury to third parties on your farm
  • Property damage caused by your farming operations
  • Products liability for farm products you sell
  • Legal defense costs and court judgments
  • Medical payments for minor injuries on your property
Farm truck vehicle insurance
Vehicles

Farm Auto and Truck Coverage

Farm vehicles have unique insurance needs. Pickup trucks, grain trucks, livestock trailers, and other vehicles used in farming operations are often classified differently than personal or commercial vehicles. A farm auto policy provides appropriate coverage for vehicles used in your agricultural operation, including liability, collision, and comprehensive protection.

  • Farm trucks, pickups, and utility vehicles
  • Grain trucks and livestock haulers
  • Trailers and implements of husbandry on public roads
  • Hired and non-owned vehicle coverage
Understanding the Difference

Farm Insurance vs. Crop Insurance: What Is the Difference?

Farm property and equipment protected by farm insurance coverage

Farm insurance and crop insurance are two different products that protect different parts of your operation. Farm insurance covers your physical property โ€” buildings, equipment, livestock, and liability. Crop insurance covers the revenue and yield of the crops you plant each season.

Most farming operations need both. If a tornado destroys your barn and damages your combine, farm insurance responds. If a drought reduces your corn yield by 40%, crop insurance responds. Together, they provide comprehensive protection for your entire agricultural operation.

Brawner Insurance can help you build both programs together so there are no gaps or overlaps in your coverage. Learn more about our crop insurance options here.

Common Questions

Farm Insurance FAQ

What is the difference between a farm policy and a homeowners policy?

A farm policy is specifically designed for agricultural operations and covers farm buildings, equipment, livestock, and farm liability in addition to your dwelling. A homeowners policy only covers your house and personal property with limited liability coverage. If you live on a working farm, a farm policy provides much broader protection than a standard homeowners policy.

Does farm insurance cover my home as well?

Yes. Most farm insurance policies include dwelling coverage for your farmhouse, just like a homeowners policy would. This includes the structure of your home, your personal belongings, and additional living expenses if your home becomes uninhabitable due to a covered loss. Your farm policy essentially replaces the need for a separate homeowners policy.

Are my grain bins and stored grain covered?

Yes. Farm insurance typically covers grain bins as structures and can also cover the grain stored inside them. Coverage limits and terms vary by policy, so it is important to review your schedule of buildings to make sure your bins are listed at the correct value. The value of stored grain fluctuates with commodity prices, so we recommend reviewing your coverage amounts annually.

How is farm equipment valued for insurance purposes?

Farm equipment can be insured on either a replacement cost or actual cash value basis. Replacement cost pays what it would cost to replace the equipment with a comparable new item. Actual cash value accounts for depreciation and pays the current market value. For newer or more expensive equipment, replacement cost coverage provides stronger protection, although it comes at a higher premium.

Does farm liability cover hired workers?

Farm liability provides some coverage for injuries to visitors and third parties on your property, but it does not replace workers compensation insurance for hired employees. If you employ seasonal or full-time workers, you may need a separate workers compensation policy depending on your state's requirements and the number of employees. Brawner Insurance can help you determine what coverage is required for your situation.

Can I combine farm and crop insurance into one policy?

Farm insurance and crop insurance are separate policies offered through different programs. Farm insurance covers property and liability through private insurance carriers. Crop insurance covers yield and revenue through the federal crop insurance program. While they cannot be combined into a single policy, Brawner Insurance manages both programs and coordinates your coverage to make sure there are no gaps.
